Rented here for about a year in 2022-2023. Apartments were freshly renovated and I was one of the first to take the “new” model. Dishwasher wasn’t hooked up, construction gunk all over the floor. It was messy. Shower was not caulked and immediately leaked everywhere, same with toilet. They definitely cut corners to get us in there. Once cleaned up we liked the place until the summer months. All summer our A/C did not get below 85 degrees. We put in multiple maintenance requests to no avail, each time we were told “this is all we can do” or “it should work better now” — every time that we called, a different maintenance person came. Probably close to 10 different individuals. Valerie, the property manager at the time, tried to be as helpful as possible. There really was nothing they could do. Old swamp coolers from god knows when. Leaky, moldy, & filled with dust inside. Otherwise, most everything else was acceptable. Good neighborhood for college students. Incredibly loud due to Dutch Bros parking lot being filled with teenagers drinking underage and revving their engines. Wasn’t ideal, but hey, you’re next to a college campus!

Termites, roaches, and bed bugs. Oh my! The apartments look kind of sketchy on the outside, but the inside of the model unit seemed to make up for it. Plus it's right off campus and utilities and wifi are included in rent. Unfortunately, we should have been suspicious when the man showing us the apartment wanted us to sign a lease IMMEDIATELY and would not show us any rentable units. The very first day there were issues with rude staff and a straight up nasty apartment that clearly hadn't been cleaned since the last tenants moved out. Since then, we have found roaches and termites (pictures included) and have heard of other units having bed bugs. Management either never answers the phone in the office, or acts like you're bothering them when you present an issue. Can't get a hold of Cardinal Management, the company that owns the property. At $630 a month for rent, these apartments aren't even competitively priced. Save yourself probable disease and definite infestation and rent somewhere else.

Pretty gross place upon move in. Place wasn’t cleaned at all. Cracked front door means bugs can just walk in. Thermostat is broken, so AC is manual. Constantly on until you turn it off. No screens on the windows. Lots of “landlord” paint jobs. Multiple items from previous tenant were found, with paint painted over them. No hot water, only gets up to 112F, and that’s the best it can get. Usually the “hot” water is only 99F. I got viral meningitis upon move in, even with a vaccine. Place is damp and walls have texture of paper mache because there’s so many layers of paint on them. Just found cockroaches coming out of the drain tonight. Calcite buildup on all faucets. Had to temporarily duct tape around pipes as it was left wide open. Floorboards were warped and absolutely filthy upon move in. Motorcyclists at Dutch behind the complex constantly burnout @2AM. Lights are randomly being turned on too. And my computer is always turned on when I wake up even though I shut it off every night. Only thing good about this place is the updated appliances and location for the price. Otherwise, you get what you pay for.

I'm currently living in the villas this year as a sophomore at ASU and absolutely love living here in the villas. The price, location and the residents are all pretty relaxed and there is no noise at all which makes it perfect for studying. I rented out the guest room in a non furnished unit and have had plenty of space to fit my belongings from out of state and into the rest of the units closets and spaces outside of the room comfortably. Although they are older units being a student along with my roommates has been a breeze at this complex! The staff are also friendly try their best to make sure that living here is a breeze. Definitely worth checking out if you are a student, the location by far unbeatable! As for living as a resident, the price and extra perks that Sakara has to offer is like the perfect mixture if everything in one plan!

I have been living at the link for almost a year and it's the best value for your money you'll find in the area. The rooms are large and each resident gets their own bathroom. Plus, you could not be any closer to ASU. Management responds fairly quickly and there is good security. The buildings are pretty old but they've been renovated. Parking space could be improved but overall it's a good place for any college student.

I have lived here for almost 2 years now. Laundry room is fair but only four washers for whole building. It was much better up until a month ago. We had people coming once a week for pest control. The internet would go out every now and then but it was always addressed within one or two business days. Now however things are much worse. Our wifi that is suppose to be included has been out for almost 3 weeks. The bbq grills by the pool are broken and run down. Very frustrating when you are an online student and I have to drive to a business with internet and sit to do my classwork. So unhappy!

Not so good place to live if you are a study focused student
Reasons:
- There is Dutch Bros behind with visitors 24/7. It's visitors come in modified cars, bikes of course with no exhausts and do burnouts throughout the night. So you can't sleep properly at nights or study.
- Occasionally people might smoke weed behind the building in the Dutch Bros parking lot and put up some fights.
- Bikes keep getting stolen when locked inside gates downstairs in the bike parking area. Since it's not feasible to carry bike upstairs everytime I refrained from getting a new bike. I'm now attending classes by walk.
- No bus stop nearby that can take you to Brickyard directly. There is flash but that takes you around city before getting you there. So you have to plan 45 mins in advance.
- The apartments are too old. Things keep falling apart. From refrigerator doors to bathroom tubs everything seems has a timebomb set.
- The mailroom is at Sakara(College Town) which is about 0.5mile from Sakara Villas. So you need to get mails picked up from there every time.
- It's been close to an year and I didn't still get the gift voucher they promised for early signing the lease.
- The work repairs were too slow with only one person looking into things when I moved in taking days to fix the broken kitchen sink.
- Thermostats don't work in the lower floor if you are in townhouse. So there is no temperature adjustment. So it's either too cold or hot since you have to manually turn off everytime.
- The management shuts off the ACs in winters and only heater is turned on. This is okay in core winter but they dont turn on cooling system until Feb/March and it gets really hot then. It's a central cooling system for all the apartments and hence you can't control it.
- Net they provide is incredibly slow and unreliable. Forget it and get a new connection from Cox. You can't even open google homepage sometimes and hence forget submitting assignments.
- The apartments are so old that if someone walks on the top floor you hear a squeaking sound of the floor downstairs.
- If someone walks on stairs or on some broken floor parts, you will hear it even in bathroom.
- Might see some roaches in some seasons
- Washing Machines are small and hence don't fit more than 8 pairs. Dryers are of good size though.
- You can't guest park your car at night without pass since you don't have a dedicated parking space. So if you don't get guest parking pass during day the car might get towed.
- The trash can is at the entrance and you need to walk till there to clear your trash. You can't just leave it outside your home since it will attract fines.
- Rent is too high for the quality of home leased.
- The kitchen doesn't have an exhaust. So whatever you cook, people outside, upstairs can smell it. Sometimes you might need to open all the windows while cooking. So whatever you cook will be on the walls.
Good:
- Other than the above which can't be fixed, the management has been kind and courteous unlike other ones I have seen (like Omnia on 8th where they were rude). By the way the leasing office is also at Sakara which is 0.5mile walk.
- Close to noble library
- has McD, Thai Basil and other restaurants close by.

I currently live here and actually almost just stepped on a roach.
Pros: close to campus, spacious apartment for a good price, better on the inside than the outside, a great place to park for campus for free because they don't tow (Con for the residents), friendly maintenance, includes utilities and they give you a TV.
Cons: Roaches, the floor leaves my feet black even after cleaning it... (Not sure if it's the color is coming off the vinyl), painted bath tubs that peel, Roaches, the countertops peel or "warp" easily, the extermination doesn't really do much and the apartment won't let you out of your lease with knowledge of your pest issue, congested area, the neighbors litter so the parking lot always looks trashed and oh ROACHES.
Again the place isn't too bad unless you like roaches, but hey you have to sacrifice a little for a good price right?
